Villa San Giovanni is comprised of a main villa
and a guest house that sits on the edge of the villa's gardens.
Here you have the best of both worlds - village living with a countryside feeling.
Outside your front door you will find all the conveniences of town living, yet the back of the house has large gardens and outdoor living spaces that overlooks the most beautiful scenery in Tuscany, giving you the feeling of a solitary home sitting high on a hill in the middle of the countryside.
The property is located in the hilltop village of San Giovanni d'Asso.
It is a very large villa, originally a palace which, over the centuries, among others, was owned by the Bishop of Pienza and members of the Siennese noble Montepulciano family.
The hanging garden is extensive, well-tended and gives you peace and privacy: It is u-shaped and surrounded by buildings on three sides.
The two small sides are uninhabited (a church to the left/a lemon greenhouse and a former laundry house to the right).Therefore, no one can see the property from above.
Flower beds, shrubs, lemon trees in vases and palm trees decorate the formally designed, upper part of the garden - the lower part comprises a lawn and a pool located on a large sun terrace.
The long, open side of the garden overlooks the spectacular landscape of the Crete Senesi and faces towards south-east.

A glamorous, ancient, spacious Villa (600 sq m), the origins of which date back to the XVth century, restored completely in the XIXth century and renovated in 2000.
The home has been in the hands of the current owners’ family since the beginning of 1900.
It is situated opposite the castle and has a large, sunny terrace and a wide garden, with a private swimming-pool, overlooking the spectacular Tuscan countryside.
The spacious rooms have high ceilings, with windows overlooking the valley and the castle.
The villa comprises a large entrance hall, from which you enter the formal XIXth century garden.
There are two sitting-rooms and two dining-rooms, one of which has a fireplace, the other which leads out onto a large sunny terrace, with three dining tables, two umbrellas and some chairs. A fully equipped kitchen with all the common domestic appliances and cooking utensils (fridge-freezer, dish washer, washing machine, gas hob and fan- assisted oven).
There are 5 spacious bathrooms, plus 2 ensuite bathrooms to the twin bedded room and to a double bedroom (6 with shower stall, one with a half bathtub). The eight bedrooms are spread out on two levels: four double bedrooms, four twin-bedded rooms (in two of which the beds can be joined), for a total capacity of 16 people.
The Villa, is elegantly furnished, with antique furniture throughout . A daily maid cleaning service is provided and all bed linen and towels (also for the swimming pool) are included.
The 6x 12 meter swimming pool, maintained daily by the gardener, is located in a hanging garden, next to a large changing room. This was originally the laundry room, and contains a toilet and a fridge-freezer, suitable for poolside drinks and snacks.

After a few steps you find yourself at the Ground Floor:
on your left you enter a dining room with 2 windows leading onto a sunny terrace overlooking the garden and the valley.
The terrace is furnished with 3 tables,chairs and umbrellas.
Crossing this dining room you reach another dining room with a fireplace adjacent to a fully equipped kitchen:
there are all the common appliances and cooking utensils (a fridge-freezer,a small fridge for cool drinks,gas hob and fan assisted oven,dish washer,washing machine).
On your right you enter two living areas from which you can reach the various bedrooms and bathrooms.
Starting from the beautiful sitting room with fireplace and wood ceiling you can reach a
spacious twin-double bedded room (beds can be joined upon request) with adjacent bathroom( half tub) ;across the landing a twin bedded room with ensuite bathroom (shower stall).
Crossing back the living area you find another double bedroom with an ensuite bathroom (shower stall).
Mezanine floor: starting from the smaller sitting room you first reach a bathroom(shower stall) and after a few steps a spacious twin-double bedded room (beds can be joined upon request).
First floor:going up you find 2 spacious double bedrooms and 2 bathrooms with shower stalls, then 3 more steps to a twin-bedded room ,a small bath with shower stall and another double bedroom. Returning down a flight of travertine stairs from here, you reach again the larger sitting room at the ground floor .
All the bedrooms at the first floor and the one at the mezanine are air conditioned.
By closing two doors, the villa can fit a smaller party (8 people), using 2 twin bedrooms, 2 double bedrooms (all air conditioned) & 4 bathrooms.

In November, the castle just across the silent street in this hilltop village of very few people hosts the "white truffle market exhibit".
Private Swimming pool: 6 x 3 mt - 20 x 10 feet
a small indipendent antique house suitable for 5, located in the middle of the village but hidden at the sight.
Ground floor: Entering the house from the terrace guests will find themselves in a wide room, which is divided in several areas: a sitting room with a big 16th century fireplace, a dining area and a kitchen equipped with refrigerator, dishwasher, washing machine and a little oven.
First floor: An iron and wood stairs leads to the first floor
One AC double bedroom with a king size bed, one AC twin bedded room where the beds can be joined upon request, one AC single room, sharing two bathrooms with shower. All bedrooms are equipped with air-conditioning and fans. The house is also equipped with an independent central heating system and fireplace.
Outdoors: A charming patio is furnished with a table, chairs and a large umbrella. The small private swimming pool (6 x 3 meters) is maintained daily by a gardener. Down four steps guests will find an open space with sunbeds and deckchairs. At the end of this space is a complete bathroom and changing room close to 14th century well closed by a grate.
San Giovanni is a small village with approximately 300 inhabitants. The villa is situated in the upper part of the village - the "Borghetto", directly opposite the ancient castle, the origins of which date back to the XIIth century, and which is now the seat of the municipal authorities.
The territory of San Giovanni includes the hamlets of Montisi, Lucignano d'Asso, Monterongriffoli, Vergelle and Pieve a Salti. (San Giovanni was originally the seat of rural Etruscan settlements).
The castle hosts the famous White Truffle Market in the month of November.
Within the municipal territory is the picturesque village of Montisi, with its Chiesa dell'Annunziata and its historical grain tower. Here, every year, on the Sunday nearest to the 5th of August (the Festival of the Madonna delle Nevi, the patron saint of Montisi) a jousting contest - the "Giostra di Simone" - takes place.
Among the agricultural products of the area, the white truffle is prized and famous throughout Italy, as are the excellent wines, oil, savoury cheeses and honey. In this upper part of the village there is a fine restaurant.
While the village is quite intimate, it has all the necessities you need to settle in for a long stay, including a coffee bar, two truffle and wine bars, a pharmacy, post office, supermarket, bank and characteristic shops such as a butcher and a baker, a gourmet restaurant along with weekly markets and the first italian truffle museum.
The lower part of San Giovanni d'Asso has an 'osteria' (simple restaurant), a baker and butcher, a pharmacy, a post office, a supermarket and cafe/bar.
There are public tennis courts 8 km away at Torrenieri, the famous abbey of Monte Oliveto Maggiore is 7 km away, the thermal spa town of San Quirico d'Orcia is 14 km away, Montalcino 17 km and Pienza 20 km.
